What year home can you finance?
The year built of the subject home is very important. We can help you find financing to a year 1970 or newer.
Does it have to be on a permanant foundation?
The answer is no, but your loan options are much better if it is. Many times we can have the home placed on a permanant foundation through escrow. The foundation contractor can then bill escrow with no out of pocket expenses for the borrower. What we are looking for is a 433 type foundation which needs to be recorded with the county in order for it to be recognized as "real property." Don't worry, if it is not, we can help!
What types of manufactured home loans do you provide?
Rates start at approximately 6.5% for a 30 year fixed to start but we have many different manufactured home loan options to work with and it really depends on several factors.
The year built of the manufactured home, credit rating of the borrower, loan to value etc., these all come in to factoring the best loan for your situation. We can assist you with stated income loans down to a 580 credit score up to 80% loan to value, 95% loant to value with a 620 credit score and above, bank stament loans for self employed borrowers down to a 560 credit score, foreclosure bailouts to 70% loan to value and many more.
What's the lowest FICO score you will accept?
Our investors can go as low as 400 but there will need to be sufficient equity in the property to get a loan at that low of a score.
